What Is REALLY Going On In Real Estate?

Most people are busy dealing with everything that life dishes out each day. This makes it tough to follow the real estate market very closely. Many people only have time to listen to or read a few news reports during the day. While that is understandable, I have found that the vast majority of the time, the media only gives the information or statistics that provoke emotion...they don't take the time to give the whole story.

Here is an example: "Chula Vista Sales Decline" could be a headline. This is a true statement, as the number of units that closed escrow in one month was lower than the number that closed in the previous month. One might think that would mean that buyer demand has decreased and sale prices are declining. That could not be farther from the truth. The sold unit count may have decreased due to inventory levels, the time of the year, or even due to the expiration of certain tax credits!

Currently in the South Bay, the number of homes available to sell is low enough, that most properties receive several offers on them within the first week of being on the market. Buyer demand is VERY high, and the multiple offers are pushing prices up, not down!

There are many different aspects within the real estate industry that greatly affect the way that buyers and sellers are moving property. It is my goal to inform my friends and neighbors of the trends, challenges and opportunities that impact the market. Currently in the South Bay, the biggest influential factor is the number of homes available for purchase - or inventory. I do market research on many different areas in an effort to keep people abreast of the current market situation so they can make the right decisions for themselves and their families.
